築22年を過ぎている建物の価値が0円じゃないのはなぜですか？

**A：**

ご質問ありがとうございます。

残価率5%がデフォルトで設定されております。  
残価率とは、耐用年数満了後も残る価値です。

例えば新築想定価格が2000万円の場合、耐用年数が満了しても100万円は残り続けるという計算です。  
一般的に耐用年数が満了しても建物の継続利用は可能であることが多いです。  
建物価値がないと判断される場合には、残価率を0%に編集していただければと思います。
